Q. What if we try your service and later decide to list with a full service broker?

A. If you decide, for any reason, that this program is not for you, you are able to cancel, with no obligation. In addition, our office is "a full-service real estate brokerage." We offer a full menu of real estate brokerage services - just like any other real estate broker. At your request, we would shift you to our full service program without interruptions or delays.

Q. Suppose we find a buyer on our own, do  we still pay a commission?

A. No. You  pay a commission to a buyers agent "only" if the agent brings you a buyer and you accept their offer. If you find a buyer on your own, you pay no commission.

Q. What not just Advertise "I work with Agents?"

A. Your advertisement stating that brokers are welcome is not enough to expose your property to the thousands of agents that work your area. Agents who work with "Buyers" study the MLS...not the daily newspaper. Agents don't peruse the paper to see who "HAPPENS" to be offering a commission. Because you are not on the MLS, an agent could drive into your neighborhood with  a buyer and not even know that you are willing to work with them.
• Once your property in placed in the MLS, agents know that they are protected. Otherwise agents would be forced to get an agreement from the seller and then get a separate agreement from the buyer to show a FSBO property. All this is equals too much work for the agent ESPECIALLY when there are "already" numerous properties available on the MLS.

Q. How long does it take to get listed?

A. Your property would immediately be listed on our web site as soon as you activate it by code. Concerning your local MLS, that would depend on your local MLS policy and affiliate response time. Depending on which area of the country you are in, and whether or not an affiliate is available, your home can be up on the MLS in as little as 1 business day. Realtor.com within 2-3 business days. NOTE: An agent would contact you and a listing agreement would be signed by the seller and faxed back before your property would be listed in your local MLS. Different Boards have different policies regarding selling disclosures.

Q. What kind of contract is used when an offer is made?

A. All Real Estate agents present offers "directly" to the Seller. Residential contracts used by Realtors are what are known as AR/BA contracts. AR/BA stands for the Association of Realtors (AR) and the Bar Association (BA). They are very simple to read and easy to use.

Q. We have to leave the area (job transfer, etc.).... How will our property be shown?

A. We offer electronic lock boxes for showing your home and keeping it secure. All member agents of the MLS have a programmable tracking key that is connected to a mainframe computer. Each agent who shows your house, is tracked through the mainframe computer. Furthermore, each agent who shows your house will contact you prior to showing.

Q. Suppose I'm not comfortable with handling the contract or managing the transaction?

A. Buyers agents and title companies typically handle deposits. These monies are held on behalf of the buyer and seller. If you want someone to manage the transaction through escrow, we would charge only 1%.

Q. Who determines the "Buyer's Agent" Rate?

A. The Seller sets the rate. If you, the Seller, offer 2% on the MLS, then that is the agreed upon rate for bringing a buyer and closing the transaction. If you the seller want to offer 3% then that is the agreed upon rate.

Q. Suppose we decide not to sell or withdraw?

A. Should you decide that you no longer want to be on the market, you can cancel your listing at anytime with no penalty.

Q. What is an open listing?
 

A. An open listing is one where the seller has the option of selling themselves without the obligation of paying a commission. In other words if the seller finds a buyer, without the aid of an agent, they are under no obligation to pay anyone a commission.

Q. How does the free option work?

A. Our company encompasses affiliated real estate service providers and allows us to capture business that naturally surrounds a real estate transaction. When you use our affiliated companies to consummate your transaction we make the listing available to you for free. All Affiliate services are very competitive in pricing so you end up saving quite a bit of money.
